At a glance

Between 1,000 and 1,500 sq ft is where many two and three bedroom houses sit. There is room for a second bathroom, a real laundry room and an open kitchen with space to eat, but not yet for a garage, an office and a third bedroom all at once without something getting smaller.

The layouts below each make a different choice about what to prioritise. Pick the one whose priorities match yours, then change the room list in the brief.

Sizes are approximate. Use any layout as a brief and change the numbers to match your lot.

  • Three-bed, two-bath ranch

About 1,400 sq ft · One story

    Pictured above

    Rooms

    • Primary bedroom with its own bathroom
    • 2 bedrooms sharing 1 bathroom
    • Open kitchen, dining and living room
    • Laundry room
    • Front porch
    Suits
Families who want three bedrooms on one level without a garage taking the budget.
    Watch for
Without a garage, storage has to go somewhere else. Ask for a storage closet, or plan a shed.
  • Courtyard L-plan

About 1,450 sq ft · One story

    Rooms

    • Living wing and bedroom wing in an L
    • 3 bedrooms
    • 2 bathrooms
    • Kitchen facing a side courtyard
    Suits
Wide or corner lots, and warm climates where the courtyard becomes another room.
    Watch for
An L-shape has more exterior wall than a rectangle, which adds cost. It pays off when the courtyard actually gets used.
  • Two-story with a loft

About 1,350 sq ft over two floors · Two stories

    Rooms

    • Open kitchen and living room with a double-height ceiling
    • Primary bedroom and bathroom downstairs
    • 1 bedroom, 1 bathroom and an open loft upstairs
    Suits
Couples who want their bedroom on the main floor and space upstairs for guests or work.
    Watch for
A double-height living room looks generous, but it costs upstairs floor area and is harder to heat.
  • Cottage with a mudroom and pantry

About 1,200 sq ft · One story

    Rooms

    • 2 bedrooms
    • 1 full bathroom and 1 powder room
    • Kitchen with a walk-in pantry
    • Dining nook
    • Mudroom at the side entry
    Suits
Rural and family homes where everyone comes in through the side door.
    Watch for
A walk-in pantry and a mudroom both take area. At this size a pantry cupboard and a mudroom bench may be enough.
  • Step-free three bedroom

About 1,480 sq ft · One story

    Rooms

    • 3 bedrooms
    • 2 bathrooms, one with a roll-in shower
    • Open kitchen, dining and living room
    • Step-free entry and wide hallways
    Suits
Planning to age in place without giving up a third bedroom.
    Watch for
Turning space in the bathrooms and kitchen pushes the area up, which is why this one sits near the top of the range.

Edit the brief — sizes, rooms, what sits next to what — then open it in the floor plan generator. Nothing runs until you press Generate there, and the credit cost is shown first.

You get an image of a floor plan with approximate dimensions: a planning aid, not CAD, not to exact scale and not permit drawings.

How to prioritise under 1,500 sq ft

  1. Rank the extras

A garage, an office, a second bathroom and a pantry will not all fit. Put the two you care about most in the brief and leave the rest out.

  2. Put the bathrooms back to back

Two bathrooms that share one plumbing wall are simpler to build. Ask for them that way if the layout allows.

  3. Give the kitchen a place to eat

An island or a dining nook usually saves more area than a separate dining room.

  4. Know what the number includes

Square footage usually means heated living area and leaves out porches, garages and unfinished space. Say in the brief which figure you mean.

  5. Try one floor and two

Generate the same rooms on one floor and on two, and see which footprint fits the lot better.

House Plans Under 1,500 Sq Ft FAQ

Three bedrooms and two bathrooms fit comfortably. Four bedrooms is possible, but the rooms get small and the living space shrinks to one open room.

Yes, because garage area is usually counted separately from living area. It does add to the footprint, so check the lot. The garage floor plans page covers bay sizes.

For many families, yes: three bedrooms, two bathrooms and an open living space. It gets tight if two people work from home or you host often, which is when an office or a fourth room starts to matter.

Usually not. Most plans and listings quote heated living area only, so a house with a porch and a garage has a larger footprint than its square footage suggests. Check which figure your builder, lender or local rules use.

Not directly. The layouts here are starting points, and the generator returns an image of a floor plan with approximate dimensions — not to exact scale, not CAD, and not permit-ready drawings. Construction drawings need a licensed architect or engineer and a check against local code.

Yes. Reading the layouts and editing a brief is free, but each generation spends credits, and the generator shows the exact cost before anything runs. Credits come with a plan or a one-time pack — see pricing — and a failed generation is refunded automatically.
