Two-Story House Floor Plan

A two-storey family home that separates day and night by level. Downstairs, a separate living room sits beside the dining area and kitchen, with a WC, pantry and utility room off the hall; upstairs are three bedrooms, one of them a shared children’s room, plus a study and a bathroom. The room labels on the drawing are in German, and its dimension labels overlap and disagree, so the sizes here are estimates.

Room breakdown

Room areas are net of wall thickness and circulation, so they add up to less than the stated total. Use these figures as the baseline when you describe changes to the generator.

Common modifications

Three changes this layout takes well, with the area each one moves around.

  • Add a ground-floor guest room

Partitioning about 12 m² from the living room creates a guest bedroom that uses the existing powder room, which helps for multi-generational households.

  • Split the children’s room

The shared children’s room is drawn with two beds; a partition down the middle gives two small single rooms, provided each keeps a window.

  • Turn the study into a fourth bedroom

The upstairs study is already a separate room, so it can take a single bed if it meets local minimum room-size rules.

How to customise this template

  1. Pick the closest layout

Compare room lists, total area and plot width across the library, and choose the template nearest to your plot, unit or lease outline.

  2. Note your changes

Write down what should change — rooms to add, resize or remove — in words you can give the generator, using the approximate room breakdown on this page as a guide.

  3. Generate a new version

Describe the adapted layout to the AI floor plan generator, or upload a plan image to the floor plan editor and describe the edit. Each run spends credits.

  4. Review before you build

Results are planning images, not permit-ready drawings. Export to DXF, PDF and PNG is planned but not live yet.

Two-Story House Floor Plan FAQ

The drawing’s dimension labels disagree, so there is no reliable width to quote. Because the rooms stack on two floors, the footprint is roughly half the floor area, which suits compact suburban plots; measure your own plot before relying on it.

Yes. Extend the ground floor beside the foyer, which is the shortest run to an internal door. A single garage needs roughly 18 m², a double around 36 m².

A gentle slope is straightforward — step the ground-floor slab. Steeper ground effectively means adding a lower level, which is a structural design question for an engineer.

It is a separate room upstairs, so it can take a single bed. Whether that counts as a bedroom depends on local minimum room-size and window rules.
