A large single-level home with an attached double garage, a home office by the entry and a master bedroom with its own bathroom and a narrow wardrobe. Kitchen, dining and living share one open room with an island, and the other two bedrooms and a family bathroom sit on the far side of it.

Common modifications

Three changes this layout takes well, with the area each one moves around.

  • Add two more bedrooms

At about 382 m² the plan carries only three bedrooms. Part of the large open living area, or the two storage rooms by the garage combined, could each become an extra bedroom.

  • Convert a garage bay to a gym

Half of the double garage is roughly 30 m². Insulating and finishing it gives a home gym or studio that still opens onto the driveway.

  • Turn the office into a self-contained suite

The office sits beside the entry hall, so adding a shower room and an external door would make it a small annexe for guests or clients.

How to customise this template

  1. Pick the closest layout

Compare room lists, total area and plot width across the library, and choose the template nearest to your plot, unit or lease outline.

  2. Note your changes

Write down what should change — rooms to add, resize or remove — in words you can give the generator, using the approximate room breakdown on this page as a guide.

  3. Generate a new version

Describe the adapted layout to the AI floor plan generator, or upload a plan image to the floor plan editor and describe the edit. Each run spends credits.

  4. Review before you build

Results are planning images, not permit-ready drawings. Export to DXF, PDF and PNG is planned but not live yet.

House Floor Plan with Home Office and Garage FAQ

Yes, and it is the defining trade in this plan. The area goes into a large open living space, a double garage, a home office and a master suite rather than bedroom count.

Roughly 60 m², about 16 percent of the total. Giving up one of the two bays would release about half of that to the house.

The room schedule would fit on a footprint roughly half the size, which suits a tighter plot. It is a redraw rather than an edit, since the stair and structure change completely.

A single-storey 382 m² footprint plus driveway and garden generally wants a plot upward of 900 m². Local setback and coverage rules will set the real minimum.
