Common modifications

Three changes this layout takes well, with the area each one moves around.

  • Add a second bathroom

    Take a corner of bedroom 2, the larger bedroom, for a small shower room so the unit gains a second bathroom.

  • Close off the kitchen

    A partition between the dining table and the living room separates cooking from the lounge, which suits housemates sharing a rental.

  • Mirror the unit for the paired half

    For the second dwelling, describe a mirrored version to the generator, with the two kitchens and bathrooms back to back along the party wall so services can be shared.

2 Bedroom Duplex Floor Plan FAQ

Per unit, and only for the level that is drawn: roughly 85 m². A full duplex building with two such units would be about twice that, before any shared entrance or external works.

The drawing does not mark one. The kitchen side is the natural choice, because it keeps the bedrooms away from the neighbouring unit and lowers sound transfer between the two.

Only stair symbols are drawn, between the two bedrooms, and no second level is shown. If the unit does have another floor, moving the stair changes both levels, so work it out with a designer rather than from this template.

A two-bedroom unit with one bathroom and an open kitchen and living room is a common rental layout, and two bedrooms of different sizes also suit a couple with a guest room or home office.
